330 W Hargett - Legends block now DX-40

So the parking deck screening… called out as “fabric mural/ green screen” and “fabric panel infill”.

Looks decent in the renders but anyone know what this is or how it looks in real life?

FWIW, in the DRA Q2 market report they say on page 1 there’s currently 2400+ residential units under construction/site prep.

Fwiw Trammell Crow is the developer, same as 400H, so I’d give this better than even odds

Better an ASR than just a random rezoning. Agreed tho, I always think everything is going to get delayed and then cancelled until they start building.

It’s just a placeholder for two separate ideas - fabric or living wall. Highly dependent on how they design and detail it.

Agreed, knowing that TC is behind this makes me very optimistic this moves along sprightly and goes up.
I really like the first renderings, and I like how narrow it is. 15 years ago, who would have guessed that the West/Harrington corridor would be comes residential central?

While yes, this is better than say Highwoods, but didn’t 400H sit idle for almost 3 years?

Right. It seems TC opened an office in Raleigh last summer, and then bang 400H got started.

Kinda wish Highwoods would sell them the Edison lot so we could see some movement there :person_shrugging:

Yeah… kinda unacceptable at this point for Highwoods to just let it sit and rot away as a damn GRAVEL parking lot while all these countless other plots are getting bought up, rezoned, and in most cases, redeveloped.

…and while we’re here, it’s also unacceptable at this point for them to not get the Edison lot rezoned to 40 stories, when there’s about to be two 30+ story towers going up in the Warehouse Dist.

Highwoods really needs to get lost.

Overall great looking building and project.
If I may climb on my soapbox about this on one topic.

I wish there was a pedestrian corridor through the building east to west to allow pedestrian cut-through along that long block.

OOOOOoooo good point, I always cut behind those lil buildings on that corner (next to The Dawson) currently, so yes that would be a nice addition. Looking like a lost cause though, but I’m with you.

It is, but currently the buildings there allow pedestrians to cut the corner/sidewalk by scooting behind the buildings. Wouldn’t make a huge difference, but hey any extra pedestrian access is a good thing IMO

It’s doesn’t look that extremely bland, the put some flavor in it.
