Engineering firm picked Raleigh for expansion and renting space on the top floor of One Glenwood, I believe this nearly leases the whole building out. Amazing how quickly this was absorbed even before it was completed, yet we only have two developers willing to build on spec. I’m hoping that trend starts to fade and we begin to see developers stick their neck out more because the market is there.

Sad that a restaurant/bar didn’t go in on the top floor on the west / SW side of the Origin. Would have been a really nice spot. I guess I can go to the top floor of the parking deck and tailgate… haha
I think that the top of the building at that terrace is building amenity, and not just for one tenant. I may be wrong.
Fallon is supposed to proceed with 301 Hillsborough on spec from what I understand. Didn’t I read that the N&O block is supposed to be built on spec as well?
301 Hillsborough seem to be moving forward and well as the Nexus. Those are basically the only two non-Kane initialed projects other than Two Glenwood you can count on being on speculation and on schedule. And I use schedule loosely as all Raleigh projects have to be delayed at least 6 months to 3 years for some reason.
I would say that all “DTR” projects seem to be delayed from 6 months to 3 years for what ever reason…it always seems to be DTR specifically.
Yes, both of them announced they will be building on spec. I was reluctant to include them as one of the developers that builds on spec until they actually break ground on their projects. We have been down this road too many times
Wonder? If a developer announces, say a 300,000sf building on spec, but before even starting building some company comes along and says, well take 150,000sf, how hard would it be for developer to add a few more floors and make it A 450,000sf building. Still building 300,000 on spec but with lease in hand for the extra space.
Just took a quick tour of One Glenwood and the views are spectacular. I only took the one photo but you can see all of downtown and even north hills in the distance. I wish I could work there.

And 1 Glenwood is already all leased out. Great spot! Why aren’t they demoing for the second tower?
Someone else mentioned Dram and Draught is moving next month and demolition will start soon after.
I went to an event here tonight. Like Will said, the view is fantastic. The developer said they originally thought they were going to get a 20-story zoning but it was scaled back to 12. The original plan was to have the parking deck included and mixed use in the building, kind of like the Dillon.
He also briefly discussed the hotel and the two Hillsborough sister building, then said that there will also be a third phase. I don’t think I had heard about that before. Said it will be mixed use with some multi-family, but didn’t give many details.
I wonder if this future phase is slated for the corner of Boylan and Morgan next to the Origin Hotel?
I believe he said they assembled 11 parcels, but he didn’t say where exactly.
