Wow, 11 parcels! I bet the next big building (not including the 9 story parking deck) will be on the other side of the Origin/One G parking deck, where the current surface lot is now.

Here’s 10 parcels + a City of Raleigh owned alleyway = 11. Mostly owned by York Properties who doesn’t seem to be in the business of large urban development.
WOW would be nice if could bridge over RR tracks. Maybe make a public plaza (maybe city/developer partnership) with a big fountain in center.

We talked briefly about phase 3 about 4-5 months ago. It was mentioned in a news article off hand. I wouldn’t be surprised if the developer has a few more phases planned out.
True. This map is just speculation based on the developer saying they assembled 11 parcels for a future phase.
Page 3 of this 400H document labels that parcel “Smith Redevelopment”. Whatever that means.

Most public spaces are improved by fountains, that’s for darn sure.
I’ve always imagined a stayed cable pedestrian bridge over that section of tracks.
Who is going to pay for this fantastic idea? It really does seem to be a no-brainer. Maybe the developer will do it in exchange for a no hassle lifting of the height restriction!!

That is really pretty sharp. For a building like this whose main purpose is as a screen, there is actually a good proportion of glass to other materials. Makes it seem less cheap. Wish they would do a similar screen building for their second parking deck, the one for two hillsborough. Sigh.
Not sure if this has already been posted, but here’s a video they made showing the parking deck and whole Bloc 83. Even claims in the video “largest urban courtyard in downtown Raleigh”
Yeah they don’t help their case with that parking lot.

With the obscenely massive Citrix garage, and the two for Block 83, this strip is quite the car park Nirvana.
Unlike the Citrix lot, at least the two Block 83 garages have a decent retail scene at street level.
Market & Exchange Plazas, maybe? Do they count as “courtyards” or are they specifically a “plaza”? Is there a difference? This looks way bigger than both, possibly even combined, so still correct on their part haha.
@Drew that video is awesome but… I can’t tell, does that massive new parking deck take out not only Allen’s Automotive but ALSO the beautiful old home next door??? I truly hope not… destroying old buildings, whether designated historic or not, for a single use building like a PARKING DECK is a huge turn-off. Even IF the deck includes ground floor retail.
