Bloc 83 - One Glenwood and Origin Hotel

Yes, it does take out the house next door. There were a lot of negative comments about that when the plans first came out.

There’s 4 massive parking lots in that picture.

The Citrix garage is so terrible on so many levels.
I don’t know if you’ve ever been over that way at “quitting” time for Citrix but it’s not pleasant.

Btw I’m not dissing the courtyard. I think its going to be awesome and can’t wait for it to “open”
The courtyard or whatever they’re going to call it at the Nexus building where the N&O currently is will be similarly cool and maybe almost as large?

4? Ah! The Dillon lot!

Dillon, Citrix, and Block 83 1 & 2. Geez!

At least the nearby ‘The Willard’ hotel won’t have a massive deck. I think it’s getting by with less than 200 spots.

So, eventually there will be a 3rd tower here, likely attached to the other side of the hotel.

I wouldn’t be surprised if there are a 4th and 5th tower long term either. This area will be quite dense, and the garages won’t be the worst when it is all said and done. They will be eyesores for a while though.

UNgHHhHhh that parking deck. WOOF.

Why do they need it? Why does it need to be so big? My money says the parking deck behind Origin never fills up beyond floor 4 or 5. There are three aisles of parking in the planned Two Hillsborough deck. Lose one of those aisles, cutting its width and capacity by 1/3. Put a single loaded apartment building facing Hillsborough in place of that third parking aisle. Problem solved. I can live with unscreened parking facing part of Boylan Avenue, but right up to the corner of Hillsborough and Boylan? UnGHHhh.

Digging further, the site plan for Two Hillsborough says that zoning requires 487 parking spaces. The deck provides 693. Lop off that extra aisle (reduce by 1/3) and you get 462. Get a variance for the 25 parking space gap. Boom, done. Make it happen, guys!

That 2nd deck is even bigger than the current one. And it has no wrap around hotel or residential either.

Now if they could have put the second tower on top of the new deck, it would be taller than the Dillon. It would be in the top 10 of Raleigh towers. I guess they just didn’t want to do such a stack.

I emailed the developer my praises for the other three phases of the project (One Glenwood, Origin Hotel, and Two Hillsborough) and my concerns about the fourth for this parking deck. Let’s see if he has anything to say.

I think they are thinking long term. Tower 3 will be revealed soon, and who knows beyond that.

There’s a nice courtyard in front of Union Station that I hope will be activated some day. Music? Art?

That should be a cool space for different things especially once the RUSBus building is completed

Someone should speak to Hopscotch about making that space a stage for this year’s event.

would an Underground parking garage be more better, that way one can build a taller tower, not saying that its a bad thing, more parking is needed for sure.

Won’t Smoky Hollow have an urban courtyard?
Fayetteville Street used to be a giant one.
