Bloomsbury DX-20 Mixed Use Tower

If you ask me it would have been malpractice not to check in with Heritage on their plans for the adjacent block in the first place. Maybe Heritage wasn’t willing to share but all that shouldn’t have been surprising

Sometimes it is not a matter of what developers say about their projects, it is what they actually do. There was always the possibility that Heritage would build all the way to the property line, so the adjacent owners have to adjust as was suggested earlier in this thread.

The Bloomsbury developers are in the process of Rezoning the property to 20 stories as a cure to the box Heritage put them in on the corner. Everything should work out fine for both parties

So they’re scrapping that previous design and shooting for more?

This one should be fun!

I will watch this with great interest. I would be surprised if this gets approved, due to the elevation. It would easily be seen from Charlotte…Lol  :joy:

I mean yeah that’s great but can we get more projects off the ground soon. We’ve been waiting for some of these projects for a very long, long time like the RUSBUS and Salisbury Square.

If you think RUSBUS and Salisbury Square are taking a long time, wait til you hear about 400H, Nexus, Lightner Center, and [pick any] hotel project.

Still waiting for that Edison tower since I moved here in 2009… Lol

This seems like it should be a no-brainer approval. You could spit on RUS from here.

But probably shouldn’t…

A little more info here:

https://www.bizjournals.com/triangle/news/2022/03/03/downtown-raleigh-apartment-project-gets-bigger.html

“After we submitted the site plan for approval with the expectation of doing the more small, boutique project, the folks next door submitted the (plans for the) office building, and as we continued to evaluate the site, we determined that a more dense development is more appropriate,” Coleman said. “There’s a lot of office right there and no apartments right there. As we looked into it further we felt it would be compatible.”

*The companies are now seeking a 20-story rezoning from the city, though specific designs have yet to be finalized. Whatever is decided, the project will include apartments over a parking deck and will likely include a small space for retail, Coleman said. *

*The specific number of stories is also yet to be determined. *

“It’ll be more than seven stories,” Breeden said.

I can hear residents in Boylan Heights fainting from here…

The eastern and southern views from the higher floors of a taller project will be amazing. Once above the treeline, the western views will be pretty nice as well.

Glad we won’t be seeing this disappointing design. Hopefully they scheme up something better for the 20 story zoning.

Probably more than 12 since they’re asking for 20 story zoning.

In addition to the 20-floor rezoning for this Bloomsbury site, the lot across the street will also be applying for 20-story rezoning.

I have to do some research but it seems like the footprint of what one would call “downtown” is growing an insane amount compared to most cities. Pretty amazing to see.

Wasn’t there originally supposed to be a second building to the west of Bloomsbury that got killed with the 2008 recession? I wonder if there is a chance that will ever get revived… They would have some incredible views of Central Prison. HAHA

  • They’ll have a great view of my prison redevelopment!

Our ratio of downtown size to population has been wildly out of whack for years when you look at cities like Richmond, Louisville, and Oklahoma City.

Seems like we’re finally starting to overcome never having had an industrial heyday.
