Yeah, that condo tower was supposed to be twins but that got shut down now I don’t think the condo owners want a second tower.
East Downtown Raleigh all the way to Rock Quarry Rd or Raleigh Blvd also makes sense. It’s on the BRT line and it’s a grid street layout. The city just need to make some road improvements.
Downtown Raleigh’s defined perimeter should double eventually.
The apartments with surface parking lot right on the corner is no loss, but I’d hate to see this cool old house demo’d - hope they plan to move it:

I think that it depends on whether you are talking about how people perceive downtown or how the city defines downtown proper.
Downtown proper has a western tentacle that encompases this location if I’m correct. The downtown proper is outlined in a previous post by Leo here: 2016 Downtown Raleigh Population Numbers – The Raleigh Connoisseur The official boundary is marked by the heavy grey perimeter line, and shows that western tentacle in white.
Also the Google Maps version of downtown is extremely skewed.
But I’m more so saying as to what “feels like” a downtown. Basically areas of no SFH.
Yeah, the Google Maps downtown designation is whack. I have no idea where they got that information, but it’s incorrect.
As for the feeling of downtown, it’s definitely growing mostly within the actual downtown boundary to primarily the west. Downtown proper doesn’t extend that far to the east at all.
They lost 25% of the land when the city took it during the build of Union Station. Remember their used to be an old building and parking on that side and now it’s gone with just a drive way entrance on that spot.
I wonder if there could be some sort of cost-benefit to building a luxury apartment where the renters basically pay for most of the cost of the property and reduces condo fees. Has that ever been done anywhere?
Yeah, the state had to pay a big settlement to the landowners for the use of eminent domain. I remember writing about the case many years ago.
That’s very interesting. I didn’t know that happend and had long wondered why the second building was never built. Imagine if it had been built and the land was seized!
I guess this is as good a place as any and I don’t think this rezoning justifies a new thread. Across Hargett from the Bloomsbury are 4 parcels asking for a 7 > 20 floor increase.

I guess I thought this was already a done deal and I was waiting to see them start demolition. Apparently we’re still waiting on the rezoning after all this time?!
I think they’re switching from a 7 story building under the current zoning that would have been staring at a bunch of blank walls from the Bloc 83 expansion to a plan that needs 20 story zoning.
