@oakcityyimby any word on if this COOL ASS old house will be moved as a condition of the rezoning??? The rest of the block is whatever, but this old house is too cool to just be demo’d and forgotten…
"The Raleigh City Council voted unanimously to approve a rezoning for 121 and 131 S. Boylan Ave, which sits across Hargett Street from Wye Hill Kitchen & Brewing and is adjacent to the Block83 development in Glenwood South, from seven stories to up to 20 stories with conditions. The rezoning application indicates the project will include residences and office and retail space.
The maximum number of units allowed is 231 while there can be up to 194,000 square feet of office space and up to 19,000 square feet of retail space. One of the conditions attached to the rezoning is that the owner must provide tenants at least 120 days written notice before lease termination. The properties currently hold houses that are rented out.
The request for taller development is because the adjoining property for an 18-story tower in Bloc83 includes a 7-story parking garage. The original rezoning request called for a 7-story mixed-use project called Bloomsbury Mixed Use. When they saw Bloc83’s plans, they reconsidered. If they were to build only seven stories, half of the residences in the building would face the parking garage. To avoid that, they want to make the first seven stories ground-level retail and a parking garage with residences on top."

ASR submitted for 121 S Boylan “Bloomsbury Apartments” on Friday. Assume it will be uploaded to the City’s site in the next few days.
When can we see a design for this new development in downtown Raleigh

Doss that mean it’s all parking deck right up to the facade along boylan? Or is that single loaded apartments with the parking behind?
The spot at the NW corner of the looks like a retail space but only opens up into the lobby. Is that a fitness center or leasing office or something?
Gonna guess the Hargett St side will be pedestrian hostile all the way but I mean this street will be blocked off eventually right due to the grade separation of the rail system in the future.
Meh, looks like there’s a parking entrance in the middle of the Hargett St side, and the corner storefront. Probably as good as we could ask for, in terms of pedestrian experience. Looks like the Boylan Ave side has a nice long section of storefront at least. I was prepared for a giant parking deck but SHEESH 8-stories… seems like after parking minimums were abolished, decks in newly proposed buildings just get bigger and bigger… I guess in this case, they had to consider those 8 floors facing the … other gigantic parking deck that will be directly next door … sigh lmao.
@orulz It appears that the parking deck doesn’t quite go all the way up to Boylan, I would just guess they dropped balconies for those first 8 floors in order to maximize floor space of those apartments, and perhaps might charge less for them since they’re not quite as high up and lack any balcony.
…I really hope some sort of a workaround is explored before they just … cut off vehicle access RIGHT next to one of the soon-to-be densest developments and multi-transit hubs in the city…

The ground-floor retail will be on the corner of Hargett and S. Boylan. Coleman said the space will be geared toward a restaurant but could be tailored to other uses if need be. With the retail location, there is enough space to potentially add outdoor seating and a covered terrace."
