Downtown hotels

I can’t recall if we actually saw an ASR for the Hilton Garden Inn & Homewood Suites dual brand hotel at 200 W. Davie, but here it is: ASR from the wire

There’s a 14th floor terrace from what I can gather but this particular submission only has ground-level diagrams, no elevation drawings.

@dtraleigh, may want to make this it’s own topic at some point. Not sure how much past demo they’re going to get, but seems pretty active.

Edit: I just emailed one of the contacts on the ASR asking about construction following demo. Will let you know.

IIRC, The Berkley Cafe building is designated historic, would take a LOT for the city to consider allowing it to be demo’d. Which is GOOD.

I feel like residential and office towers, generally, have more hype when construction starts, meaning folks on here are more confident when they see demolition take place that construction takes place shortly after.

Why do I get a sense that this is different for hotels? This is why I’ve hesitated on breaking off threads on specific hotel projects because demolition doesn’t give me confidence that construction will necessarily start.

I don’t know the “event” that triggers construction to start. It’s most likely a certain permit. Anyone have anything to add about this, disagree with my approach? I’d love to create a thread on hotel project when construction is actually going to start.

I agree, wait until a point of confidence that the project is under construction to create a new thread. Permitting in this city doesn’t mean much. For example 400H and The View Condos had paper filed for years.

I don’t disagree @Francisco/@dtraleigh but the example of 400H doesn’t help the case as no demo has occurred. I’ll let you know if I hear anything back from the contact I emailed with a timeline.

It was the neighborhood grocery in the late 1800’s in a quiet area of town way before Dawson and McDowell shot traffic through here.

it’s truly astounding that a city of nearly half a million people only has 6 hotels downtown :frowning:

Just did a quick google search. There are 212 hotels in Wake County. 6 are downtown…

We have a sad number of hotels but we also have a really small downtown. Durham also seems to have a really small number of downtown hotels, off the top of my head.

A rather reliable source has said this project (Hilton Garden Inn/Homewood Suites at 200 W Davie) was put on hold today. I’m guessing we’ll see a parking lot as a result for the foreseeable future.
