We are building for a client right now that just bought a 15 acre parcel in Durham county. One of the requirements of the contract was that the seller had the right to timber the land, which had previously been planted with pine, before the deal could close. The timbering forester is taking 1/3 of the forest in a weaved pattern so that the remaining trees will grow more successfully for a future harvest. When we clear the land for the new residents construction, the clearing contractor will sell the trees to likely be turned into wood chips for OSB production.
If we can get some land upzoned along S Saunders to create a seamless experience from 40 into the current downtown core that could absolutely change the dynamic of how Raleigh is perceived. It would give outsiders the feel that Downtown is 3xs bigger than what it is now just by having Saunders lined with mid rise buildings. See Peachtree st in Atlanta from Midtown to Buckhead for a prime example. Just having buildings on Peachtree itself gives the feel of a city for the entire 5 mile stretch .

Maybe this is a way we can get Epic involved in this aspect of the development? I’ve always thought it was curious Raleigh/Cary don’t try and market the heck out of being the ‘Home of Fortnite’ as a thing. Here’s a photo from the 2019 Fortnite World Cup held at Arthur Ashe stadium, which is where they host the US Open in tennis every year. You’d think Raleigh/Cary would love to host something like this down here in the future?

Trimming the stadium to 10k would be an awful move. Just because MLS decided that David Tepper’s money was better than that of Jim Goodnight and company and he came with a ready stadium in tow doesn’t mean that the Triangle should give up on MLS. We are the better soccer market given higher USL attendance than Charlotte and having an NWSL team and having high TV ratings for the sport (e.g.: The OTA matches for Euro 2020 had Raleigh-Durham in the #1 spot and Charlotte not even in the Top 25).
If anything, we should be pressing MLS for a team and even exploring a team move from elsewhere. We have the fanbase, our market fits in the the Columbuses and Austins of the world, and if MLS can have two teams in Ohio that are 60 driving miles closer than they can have two in North Carolina in larger TV market. This town needs to fight for what’s right.
Bingo! Been screaming that same sentiment. Crazy part is, we have a better plan in place than 75% of the recent expansion teams.
There is a Canes Discord I lurk in which is defeatist in this topic, that it was winner take all and that for some reason or another MLS could only pick one city in North Carolina and we weren’t it and since Charlotte had a stadium at their disposal they won over all logic.
There is no reason whatsoever that North Carolina can’t support two MLS teams. Again, Ohio proves this with smaller markets and that the Reds and Bengals are bigger competition for FC Cincinnati than two MiLB teams and half a year of college football. I mean, the rivalry alone would be intense.
One of these days the country is going to wake up and realize how large North Carolina is. However, I think that it’s going to take the OMB to recombine Raleigh and Durham into a single MSA again before it’s realized. While NC is gaining on Ohio, and will pass it in the next 10 years or so, Ohio has 3 MSAs that are over 2M people. That sort of stuff matters.
It would be our luck that the OMB recombines the Triad and leaves the Triangle as is.
Couple the fact we already have the infrastructure of an extremely successful women’s professional team and one of the largest youth soccer clubs in the country (NCFC Youth). Even as a State grad, you can admire and admit the utter dominance of UNC women soccer (30+ years) too has a net positive for our region > Charlotte.
What led them to be split to begin with? Who ever thought that this was a good idea?
The Triangle issue gets worse with MLB. This is a Top 25 market where the in-market teams do zero to market here and are fine not being on anything besides Directv and won’t even get radio affiliates in this area. This is the closest that MLB has to an open territory thanks to being too far for the Braves and the lack of action by the O’s and Nats. And yet being a “new” area we get punished.
Kane’s group really wants to build a timber building, be it in the Cabarrus project or DoSo (or both).
The Carolina Derby could be epic, and at least as intense as the Portland-Seattle rivalry. It would be great fun for fans, and great for MLS.
But it seems pretty clear that MLS is being drive totally by the money these days. Its not whose got the best market, but who has the $$$. I am really afraid this all going to blow up like NASL did years ago. Pro-soccer, done right, can be a successful. I’ve lost a lot of confidence in with MLS in the last couple years. But fingers crossed!!
What amazes me is how Goodnight’s money is somehow diseased but Tepper’s money is alright. I’m not grasping the difference between the two especially since Goodnight has more and this checks every possible box. Then again, this is the league that is fine sharing a baseball stadium in the largest city in the country with no plans for a soccer specific stadium.
At this point I don’t think it implodes like NASL (or going indoors MISL) did, it’s too entrenched. That no franchises seem weak is a good barometer.
Is Goodnight in on the MLS team too? I thought that was Steve Malik, not goodnight.
I don’t know anything about Goodnight being in on the MLS bid. In fact, more than a few people on here have lamented his apparent disinterest in pro sports, but do you know something we don’t?
As far as I know it is Jim Goodmon Senior & Jim Goodmon Junior that is involved .
Ok that makes more sense since they already own the Durham Bulls.
