This isn’t a boondoggle. The definition you posted even undercuts your argument. You might not be in favor of the development and I’m not in favor of using public monies to enrich private development but there is no almost scenario that takes empty fields adds hundreds of thousands of square feet of development and adds zero value. The rise in the value of the nearby properties will begin the second this development is announced this morning.
If you don’t like it say you don’t like it and maybe give an actual reason or two but if you’re going to pretend it’s something it isn’t you’re better off not wasting the digital space on a post.

Sorry to trigger you, bruh. I did have nice laugh at how quickly you get all emotional. I’d like to see my share of the tax $ go to WPU event space, Marbles, and NCMA, for starters. Stadium can be 100% privately funded or not built at all.

Had it been a different developer i’d have my doubts but John Kane gets things done. Having him as a significant partner gives me confidence. He’s probably got shovels in his office ready for the groundbreaking…

I could see that especially since the Kane part of it seems poised to move forward ahead of the stadium. In an election year I could see the city council dragging its heels even further.
I hope they hit that timeline tho, it’s really land just going to waste currently.

This article from WRAL contains some interesting tidbits.

  1. Serious consideration was given to reducing the stadium’s capacity by half.
  2. …" they’ve now secured the development rights to approximately 130 acres located in and around Penmarc Drive in south Raleigh. The bulk of the acreage is inside the notch formed north of Interstate 40 and east of South Saunders Street, extending west to South Wilmington Street, whose potential conversion into a major transit corridor as recommended by the [2017 Southern Gateway Corridor Study. Malik says they have also secured several dozen additional, adjacent acres south of I-40 and west of South Saunders, but the use of those parcels has yet to be determined."
  3. …"while soccer is something that’s obviously important to me, when you talk about a $1.9 billion development, people want entertainment downtown,” Malik says. “We asked in our survey how important is it that this project include MLS, and frankly it’s not that important. People would love to come out and see a variety of events, soccer being part of them.”

So, playing devil’s advocate, if it’s not important that the project include MLS, why are they sticking with a 20,000 seat stadium??? Given the limited availability of interlocal funds, why not start with a smaller capacity stadium that can be expanded if they are awarded a MLS franchise?

Does anyone think this development could lead to downtown proper projects being delayed further? And is that a legitimate concern? With Kane’s ability to ramp up so quickly and gobble up tenants will those people refusing to build on spec be even more hesitant?
Or conversely could this spur a downtown development arms race of sort ?

I think it’s a legitimate concern. There’s got to be a tipping point of supply vs demand and honestly, I’d like to see more supply to help with slowing the inflation. Devil’s advocate there is if we do hit a recession as mentioned/discussed in other threads, having that “surplus” could lead to negative impact on recovery. Double edged sword I guess?
