Downtown South development

I linked three articles that pretty much sum up my stance on having one single dollar of public money spent on this stadium, fella. 100% privately financed or don’t build at all. As for all the other development…whatever. No dog in that fight. I should add that I’m an overall fan of Kane/Williams/etc and am supportive of their other work. I own a unit in a building right by the Cap/Peace intersection so their efforts have had a pretty nice impact on my net worth.

So we agree Kane’s developments are a good thing for the city, not a boondoggle. I also stand to benefit from his Smoky Hollow developments so again, glad we’re on the same page.

What’s mind boggling to me is that Kane will now have his hands wrapped around 3 development locations across the city. His baby North Hills, his significant downtown projects, and now basically “South Hills” but with a stadium. It seems like spreading himself across all 3 competing business districts would naturally be a balancing act as one of the 3s projects may progress while others stall directly resulting from tenants choosing one over the others. Yet it doesn’t seem to faze Mr. Kane as his grip on Raleighs overall development continues to get tighter. Kudos to him.

I have a feeling that Kane will finish all of the north hills projects and other downtown ones before starting on this one.

Do you know what is planned on the land beside the stadium? Or is that just a spot of possible development after the project is finished?

Well then that would be to almost assume that this won’t ever happen then? At least in the form that is being pitched. Because there’s years and years of development that Kane is currently involved with in NH and downtown.

Plan is to break ground in early 2020. So Kane is going to juggle all of these projects while spinning plates and twirling…

Wow - Overall this is pretty impressive. Looks like North Hills with a Stadium. Overall excited about the project.

But I maintain that public funds for a stadium need to be contingent upon actually landing an MLS team. Let them build a smaller stadium now with their own money that can be easily expanded when they get an MLS team.

I think you are somehow still missing my point. Not sure how much lower I can dial down the exile level here. **I believe spending taxpayer money on a stadium is a terrible idea **. I feel this is fairly well established but if you don’t see it, nothing I can type here will convince you.

This project is completely different than all the other ones around town specifically because it is built around a centerpiece that is, IMHO, a complete boondoggle. Let’s be smarter than so many others that have come before us and not be dazzled by fancy architectural drawings and big promises. 100% privately financed or not built at all.

I think it shows that he’s got a plan and obviously people he trusts to carry out said plan.
He’s basically shaping a city at this point… it’s going to be a hell of a legacy to leave behind someday.

Bruh it’s hotel and restaurant tax being reinvested to help grow more tax base and tourism in future. Ya know ole sport, gotta spend money to make money, kind of like your condo value appreciation? I’d like to hear the argument that giving this money to a suburban dead zone (PNC) is a better investment for future tax base growth…

Wow, they really seem to have all their ducks in a row. The website even includes a “Take Action” section urging people to email their city/county leaders in support of the project.

Thought there was a tease that a transit system would be part of this project as well connecting to downtown and then up to North Hills. Haven’t seen anything on that yet… maybe that’s part of today’s announcement?

I’m pretty stoked that they’re planning on keeping the historic Red Roof Inn intact.

Judging by the pictures of the place on Google maps, they have spent some money fixing it up. I’m just surprised that Kane couldn’t convince them to sell it off anyway.

How about “Southbound and Down?”

There are going to be people who think it’s great to contribute public funding and others who don’t want to see a dime of public funding for it. But a boondoggle? It stands to reason that Kane has done some market studies. His people know about market absorption. They know what the demand is, who their clients are, how this could be financed. The rendering and list of development potential is barely the tip of the iceberg for the planning and detail that goes into a project like this. I wouldn’t immediately write it off.

I’m in the crowd that thinks this is an appropriate use for hotel and entertainment tax funds. I don’t think the contribution should be as high as they’ve requested, and certainly not higher than the cost of the stadium. I also don’t think they should be rejected entirely because of differing personal priorities or a pre-disposition against public funding used for stadiums. But to each his own. They have provided a list of people at the city/county that you can contact to let them know how you feel. I’m sure there will be alot of interest with this one.
