I did not attend but just checked the website to see if they’ve posted the webcast but they have not yet done so. Community Engagement — Downtown South

I drove by the Downtown South existing warehouses at 174 Penmarc and they have been painted the dark color with quite a bit of Barringer construction truck activity. Fingers crossed for a brewery at this location to join the other watering holes in this area.

It also appears that various demolition permits were applied for on July 13, 2023:

  • Demolition of 1 existing building at 130 Penmarc Drive
  • Demolition of 1 existing building at 120 Penmarc drive

This is the location of Downtown South’s entertainment venue per SPR-0129-2023 and ASR-0091-2023. You have to have demo permits before you can get building permits. The building permits have been submitted for review. Progress!

We have a stadium zoning here?

I believe it is currently zoned for sports/entertainment purposes since they are moving forward with the new indoor performing arts center.

Zoning would not be an issue for a sports stadium.

But does that sports/entertainment zoning allow for a stadium to be built.

It should be okay to build a stadium with its current zoning

Does anyone know is there any dirt turning yet at this site? How about equipment on site? Any signs of life? I cannot tell when driving south on S. Saunders. Maybe I just cant see from that vantage point.

Still a field of grass growing and deer frolicking. No signs of development other than the nearby warehouse revamp that was mentioned previously.

It doesn’t seem like either of the Kanes are really committed to this development, given that they continue to start construction on newly proposed projects instead of constructing already planned projects in DTS.

This is pure speculation, but I gotta imagine if they think there is a small chance that they could land a stadium / team of some sort then they will wait until they know for sure to start. Obviously the stadium has been in past plans, but knowing what it actually is could impact what they decide to do.
