Highline Glenwood and 404 Glenwood at The Creamery

The pdf says metal mesh on 3 sides. The east side will be solid concrete, per city regulations because of the property line. As I recall from reading this yesterday they say that is a fire code issue. The cross ties will not have greenery growing in them.

I’m really interested to see the finished product on the parking deck screening. Especially after reading that description and the lengths they went to sell it.

Sorry left those sheets out cause it seemed kinda boring, but basically the closer you get, the angle changes, and the more the parking is screened by the mesh.

Now they’re showing a level of detail that makes this believable compared to the placeholder in the watercolor renderings.

Not impressed. I get that they’re going for something understated that doesn’t look out of place with the rational/neo-industrial vibe of the tower above, but I’m not optimistic that this will look great unless they add a bit more to it. At the end of the day, a lot of their fancy description is just describing inherent properties of the perforated metal they’ve chosen… it’s nothing special/specific to their design.

Without completely changing their concept, I’d like to see them explore some combination of: a) More articulation in the precast to give the facade depth. Their precedent 1035 Van Buren does this much better than what they are currently suggesting in their rendering, although with metal panel rather than concrete. b) variations in the perforation pattern. c) staggering or tilting of the panels in plan, which would actually have a much more pronounced effect on how they catch light. d) an additional color of metal incorporated. Could just be a couple of lighter/darker tones of the same color to give the appearance of natural variation/texture.

Turnbridge Equities is aiming to break ground on the development with plans calling for the addition of a 32-story residential tower and 20-story office tower totaling around 976,000 square feet of space combined. The developer has committed to preserving the historic structure that currently sits at the corner of Glenwood Avenue and Tucker Street.

Turnbridge Equities Managing Director Jason Davis said he hopes to see work completed by the end of 2024.

Plans for the 32-story residential tower call for 261 apartments, including a mix of 200 one-bedroom and 61 two-bedroom units. The other tower will feature 250,000 square feet of space across 20 stories and will include office uses. Both buildings will have ground-floor retail and stretch around the existing historic Creamery building.

Adjmi’s stuff tends to look better when it’s built than in the renderings - he’s great at picking good materials and fine details. Fingers crossed that’s what we get here!

Residential Tower Glenwood Street sea level is 302 feet, the ‘bulkhead’ is 642’3", however there’s a few feet more of the crown. So this tower is at least 340 feet tall plus whatever that additional cosmetic portion on top.

Office Tower since it is not on Glenwood, we measure from Tucker Street. The average elevation is 287 feet. 574 to the office bulkhead plus a little more. So the height of the office tower is at least 287 feet.

Creamery Residential Tower at 340 feet will be 6th tallest tower in Raleigh (considering the RUSBUS and the Eastern–formerly called the Walter, not considering any proposals without plans like Smoky Hollow III)

Creamery Office Tower at 287 feet will be the 9th or 10th tallest tower in Raleigh, shorter than the East Civic Tower, the same height as the FNB tower.
