Is ~100’ feet not enough existing right-of-way for the train stuff?
NCDOT says no
I’d like to see the old train alignment get converted to a trail after the new train bridge is built.
Couldn’t the planning commission simply flag it as “inconsistent with future plans” or whatever?
Without a rezoning, review is limited to site plan review, is generally administrative, and must be conducted according to the letter of the code as it was at the time the development plan was submitted.
PC and Council only generally get involved when a zoning change is in play.
So all the redevloped warehouses along N West St north of Peace will have to go away too??
I’m curious if NCDOT just drew their red line there cause it was easy to say they needed that mostly empty undeveloped land. Maybe its more of a want than a need?

We have dozens of lots perfect for hotels.
This would literally kill hopes, dreams and the future of transit between Atlanta and New York.
But that’s what I’m saying. Would it REALLY? Same right-of-way dimensions at the 400H auxiliary parking deck (powerhouse). I don’t see that they are needing to demo that??
I think @orulz will have more detailed information but looking at Googleearth, there’s 2 tracks at that point to the south and much more available RR ROW that they can get it in. Once the RR goes high to the north by this lot, they’re planning to go completely to the right.

Wasn’t sure where to put this. But looks like they’re doing some soils testing today in on the parking lot across from Smoky Hollow (N. West & Tucker St)
It is kind of its own lot but I’ll put it here as I am pretty sure the developer behind the Creamery owns that piece so I imagine it’ll be tied into that project as well. We’ll see.
The Creamery can’t seem to get their site plan approval. The only hold-up is the stormwater. Everything else looks to be approved. But, they will have to go through another round of reviews. Probably another two months at least before they get the site plan approval.
Stormwater? Woof, that feels like a missed layup.
Unless they have to completely go back to the drawing board that is a city failure. No way that warrants a brand new set of review. This is ridiculous and part of the reason construction is so expensive
It looked like the designers were trying to get some sort of exception from the UDO, but the city wasn’t buying it. That’s on the designers.
Agree to disagree. The city has been farting around with this since September and now they need another 2 months to make sure it hits the drainage requirements? Give me a break.
I get that planning staff is overwhelmed but that’s the City’s fault.
And don’t get me started on the UDO, that ridiculous tome is the city’s fault too. There’s no reason we need a 534 page manual that’s about as easy to operate as a ouija board to dictate development. The only people that benefits are planning staff by guaranteeing employment.

With all the history of flooding of pigeon house branch, I would rather they get the storm water right on new developments, even if it takes a another month or so. Take the time to get it right vs. maybe decades of worse flooding as a result.
