Interestingly, civil engineers and planning staff give much more attention to stormwater calculations, nutrient runoff, etc then they do traffic speed/traffic calculations. I like the idea of “capturing traffic” before it leaves a development site (like we do with stormwater calcs) by including a mix of uses that eliminates car trips.

Getting storm water plans right before things are set in motion is pretty important if we want to live in a city that doesn’t flood. And sometimes new developments are the only opportunity the city has to make necessary improvements happen on private property that will ensure more development can happen without breaking an outdated system.

This is definitely something I don’t mind taking a little more time to get right because it may be difficult to remediate once the building is there.

It looks like they got a quick turn-around on their storm water issues and the storm water is now approved. They are now going through some sort of technical review, but they are very close to getting site plan approval. Should be mid June.

Looks like Turnbridge updated their project renderings and description on their website:

Turnbridge successfully rezoned the property to permit up to 40 stories of mixed-use development, obtained Raleigh Historic Development Commission design approval, and expects to commence construction in mid-2022 on a 250,000 square foot Trophy-quality office building, a 300-unit residential tower, and a 150-key boutique hotel.

What’s the different? Looks the same to me as before maybe the retail spaces have been updated? Also the hotel part new? Where will it go or is it apart of one of the two towers. So many questions!

Guys I would be upset if there wasn’t an ice cream shop in one of these retail spots.

The hotel could take up a few floors in the taller building with residences on top of it. I think that’s how it’s going to be done at the future Kimpton as well.

New business concept: churn your own butter, and you get to add ingredients and flavors. Truffle butter, chili lime butter, garlic parmesan butter, etc. Put Raleigh on the map!

The buildings themselves are fine, but GOOD GOD that parking pedestal is absolutely hideous… ruins the project for me, honestly. It’s a monstrosity…

See, all the projects on their website look beautiful and high quality - however, none of them seem to have NEARLY as prominent (read: insanely prominent) of a parking pedestal like this one does. It literally looks like a GIANT blank metal box with a decent looking building plopped on top of it. I hate this so f’king much hahahahahaha :sob:

See, it’s not even the material so much as the entire parking pedestal. At VERY least, Pendo Tower incorporates the building itself into the parking deck by having portions of the glass building extend all the way down to ground level, and then the side of the deck that sits at the bottom of the glass building is colored to look similar to the glass itself. This is straight up just A. one absolutely gigantic, blank metal box that looks like a damn industrial steel mill and B. a cool looking actual building haphazardly tossed on top of it.

Yes there has to be an ice-cream shop to pay homage to the Pine-State dairy history.

Yea not ideal but also kinda standard (North Hills towers, Pendo, Dillon). I’m also in the wait-and-see what it looks like in real life. Kinda hope they accent the diagonals with thicker materials and color (Pine State orangish red?) to break up the monotony of the greys.

Sure, but you’re just talking lipstick on a pig at this point. And just because it’s “standard” doesn’t mean we should just accept it and bend over…
