Good presentation. About 18 months out from groundbreaking if everything goes smoothly. I felt bad for the guy that’s been around since the 60s who has heartburn about tall buildings downtown, but hopefully he can manage.

I didn’t get a sense that he was opposed to the project in concept, only making himself known to the developer and design team. I expect him to participate in the process. I know the guy. He’s a good person.

Seems he’s an ā€œimportantā€ stakeholder that could benefit the project if he buys in, where if he’s not given an ear, could make more of a stink than they’d like. They seem very open to discussions, at least right now. They also can’t make too many decisions until the CoA has been issued and they have an idea of the rezoning will get approved (or once it’s approved). Until then, it’s just intent and desire.

He might even be in this community. I am trying to remember if I’ve seen him here under his name. Maybe I’ll reach out to him.

I think I’ve seen it referenced on this thread before, but I’ll say again that the provision for tear down of historic building is pretty concerning, while it does seem like they want to keep it as a focal point of the project, I felt like there was a decent amount of posturing around that clause (even if it only really came from the lawyer), and it’s slightly concerning that they want to have the right to tear down the Creamery if ā€œunforeseenā€ conditions arise. Again, their presentation showed that they were intent on keeping at least portions of it as the focal point, it’s just cringe worthy every time they referenced that possibility.

The agenda for August 18th Raleigh Historic Commission includes rezoning for The Creamery & the 202 E. Morgan St. Projects .

Interesting. Larry Miller, president of the Glenwood South Neighborhood Collaborative, was pro-40 story tower for Smoky Hollow III but is anti-40 story tower in his backyard. :face_with_raised_eyebrow:

I believe this proposed development along with the upzone request will substantially mature the overall Glenwood S. experience while enhancing the street-level experience. Let’s be honest, if you’re from the area, Glenwood S. is where you go to party. If you live there, that’s not the aspect of Glenwood S. you necessarily want the region to anchor to. I hope this rezoning is approved so we can make Glenwood S. a more desirable place to live and visit.

I can’t speak for Larry but I do believe he is not against the project though I think he has some concerns with where the tower would sit on the property and how that impacts the street-level experience on Glenwood. I could be wrong. Perhaps Larry will chime in with his concerns.

I’ve been in Glenwood South for 15 years, and I would be delighted to see the district transform/mature to its next iteration as a fully functioning 18 hour neighborhood instead of a 3 night party scene. Smoky Hollow is certainly a giant step in that direction with the introduction of a full service grocer, office dwellers, hundreds of more residents, and more retail/services provided.
The only thing that I have against putting in a large 40 story tower is that I’d rather see investment in several smaller urban style projects along the entirety of Glenwood, instead of putting all our development eggs in one basket on one block. That said, I know that’s not how development works. :building_construction: :construction:

I’m willing to bet more development will follow with the success of the first. Unfortunately, stuff like this moves slowly.

I think that’s the point. Height allowance for a parcel of land should consider the adjacent surroundings. In the case of the Creamery Building, in my view there’s a much better case to be made for more building height on the West Street side versus the Glenwood Avenue side.

The COA proposal should be available tomorrow with the height, massing and density for this project. I will update when I see it.

I Want the full 40 stories for sure, but I also think your right, I think it would be better along West Street, that’s a pretty fair trade off.
