Highline Glenwood and 404 Glenwood at The Creamery

Is that 9 floors of parking?!? I really hope not. I know we have to put the cars somewhere, but that is nearly half the 20 story building

It appears from the plans that the former XOCO Mexican grill building will be demolished, which is unfortunate, I really enjoyed that outdoor seating area.
It will make room for the public plaza, which could help break-up the crowds on Glenwood when its crowded.

I like the public Plaza, like the stepping and setback, and like the idea of more density/helping Glenwood South grow up. I share @Nickster’s concern about nine floors of parking that would really tower over everything on those streets. IMO, if that is the amount of parking they think they have to have, they need first class screening like PNC Plaza where it basically appears to be office space.

Where else would the parking go (or make the most sense)??? It seems to me that the Creamery building will kind of “anchor” the entire Glenwood south which kind of makes sense given its centralized location. Having parking there makes for easy access versus having to walk from a block or 2 a way.

Finally my turn to be negative and unapproving…YUCK. The good news is that this is a long way from happening and I won’t be next door to see it.

Thanks for the update. You beat me to it. Generally, better than I had hoped for, but does not address 400 Glenwood.

I mean it’s a white box in the massing. What if the renderings wind up being exposed brick and steel and cool windows in an interesting building? Maybe it’ll look pretty good.

Or it’ll just be a white box. Lol!

Aren’t they going for a 40 story rezoning? Why bother if you’re only building 20?

40 story is on the missing square on the right side directly on Glenwood. They haven’t shown the massing for that yet.

40 stories on that corner is the wrong location. Why couldn’t the 40 be along the tracks?

Well it could be 21 stories for all we know but the parking deck dimensions will not fit on the 400 Glenwood lot. I’m guessing they want to maximize profit by placing most of the premium property directly on Glenwood. Us poor folks have to deal with train noises and less premium views. Location, location, location.

Edit Also, I think it’s probably a parking pedestal office tower and the 40 story project is all residential and it’s unlike that a 40 story office tower is viable at this time.

I particularly like the public plaza. That could be a real useful space for all sorts of things, dinning to events.
I also like that the building is set back. I don’t think it intrudes on Glenwood really at all. I certainly do hope the building is a great deal different then there massing, lol.

It’s not about the massing. It’s about the location. So many better spots for a 20+ story building. Let me be the wet blanket and say this isn’t breaking ground for 5+ years so let the talk continue.

I like how they step back, it looks like after the first floor? The second? I think I’d like to see another set back at 4th floor or there abouts, so that it competes less with Creamery, particularly the corner tower.
But that is just spit balling here. Its hard to love a building at this stage.

@R-Dub what is your objection to the location?

I just don’t think it belongs there personally. It’s going to be lonely. No huge objection, just other places that I would have chosen.
