To me, the Edison lot next to Skyhouse is in an area that’s already pretty saturated with offices. With proximity to Moore Square and more residential neighborhoods to the east, this seems like a better natural fit for a residential tower.
Meanwhile, Hargett/Harrington would seem like a better long-term spot for office, given the strategic location right between Union Station and the Dawson/McDowell pair.
Mark my words; the days of Fayetteville Street (and areas to the east) as the epicenter of office development in DTR are numbered. That era ended with the end of Mendell, etc’s reign over council and the subsequent council’s liberal approval of DX-40 rezonings all over downtown. Happily, this will help Fayetteville St. to become a more balanced neighborhood, with a greater proportion of things like apartments and hotels in the future. The centroid of employment will shift west from now on.
Charlotte’s downtown area is struggling to add any office towers at all. The last major office tower under construction is the Duke Energy tower. Charlotte’s next huge office tower (42 stories) is in South End. Kind of like how North Hills/Midtown sucks up all of development energy from downtown Raleigh.
Point taken, though I’d really like to think that we’ll be talking about this seriously much sooner than 50 years from now. My prediction: up and running by 2050.
Highwoods is reportedly moving to transform “Highwoods Park” into more of a mixed-use complex…figured it was inevitable. Bet you see some taller buildings just like 6 Forks/NH.
Highwoods’s (( is that correct possessive for a name that ends in “S” )) buildings where first highrise buildings along the Beltway when built. I remember thinking when they were build “Wow Raleigh is really growing”
Highwoods is a sell out I’m telling ya Raleigh should as part of bringing back a downtown struggling since the pandemic a limit to how long they can keep a lot empty, so we can force them to build.
Oddly, the only OP Office Park zoning (no residential allowed by right, unlike OX Office Mixed) in Raleigh is at the two Highwoods properties: original Highwoods and Raleigh Corporate Center at 54/40.
There’s a 24 story office tower under construction at Legacy Union and a 30ish story office tower supposedly for Truist planned as part of the Spirit Square/Library redevelopment, plus a few other tentative projects, but otherwise yeah most of the development has jumped to the other side of 277, however a majority of that is residential. A lot of the empty lots in uptown are owned by one so-called developer who won’t develop anything and also won’t sell any of them.
With hybrid work schedules becoming more and more popular I unfortunately don’t think we’ll see many more huge office towers anywhere in NC going forward. Maybe for a HQ relocation/major expansion but that’s about it. Around 20 stories will probably be the general upper limit for office otherwise.
