Midtown vs. Downtown

In case you didn’t notice, the Midtown comprehensive plan passed unanimously on its second reading (including a “yes” vote from David Cox)!

For those of y’all who forgot, this is the plan that’s aiming to bring a waterfront park along Crabtree Creek as well as lots of walkable developments between Capital Blvd. and North Hills. Or as @mike pointed out in his post, this thing:

To start bringing the new plan into reality, City Council is meeting this Tuesday to consider a land swap for that park space!

The City currently owns the triangular wedge of land to the north, but will trade it with York Family Properties for the land to the south. They both turn out to be worth $37k since the larger parcel is in a flood zone (blue).

The City’s Parks Recreation and Cultural Resources are preparing to start a stream bank restoration project on Crabtree Creek in the area adjacent to 2701 Industrial Drive. This property is planned to be used for current and future needs associated with the greenway in this area. […]

York Family Properties has expressed a willingness to convey to the City the real property needed for the project in exchange for the City’s deeding to them property that the City owns adjacent to property they own at 2828 Industrial Drive. The parcel in question was acquired by the City in 1993 for the purpose of a future rail spur. However, City staff has determined through internal review that the property is no longer needed for the intended purpose.

The exchange will involve the City’s parcel located at 0 Industrial Drive consisting of .41 +/- acres for the York Family’s property located at 2701 Industrial Drive consisting of 2.23 +/- acres. The estimated value of the real property being acquired is $37,000, per appraisal data collected for the project and the estimated value of the real property to be disposed of is $37,000.00. Though there is a sizable difference in acreage, roughly 1.8+/- acres of 2701 Industrial Drive is located within the floodway. This will be an even exchange.
