Smoky Hollow Phases 1, 2, and 3

Risking getting blown off my balcony (although my new $7,000 railings would save me), here is an update pic from above (preceded by one that came up in my amazon feed from Phase 1 from two years ago today.

Not as nice as the cool photo above mine, but…

That interesting bridge thing is coming along, and they have the brick that will be the outside of most of this project now in the parking garage entrance.

They are really taking their time with the exterior finishes on SmoHo1.
I guess the long straw is the inside work, so there’s no rush for to finish the outside.

The screening for the garage is particularly stalled. They have half of the back of the garage screened, and then just stopped. This render of SmoHo2 shows the garage as having a different finish from what seems to be going up. The red brick in the render ties the two projects together.

Maybe they gave up that idea?

Yeah at this point laying brick veneer over all those openings would be way more $$ than I’m guessing they want to spend on it. Doesn’t look like they cast a brick ledge

This seems typical of these kind of projects. They get 80% of the exterior done quickly and then seem to lose steam.I find it annoying as a person who watches them go up on the webcam, but I’m assuming there’s valid reasons.

As far as the deck, they’ve indicated that the screening in place is all that it’s getting (except probably a little more by the purple refrigeration thing at the top once that box is finished). They’re planning a mural (allegedly) for the rest of the bare concrete, and I assume they have to wait till heavy construction is done before an artist can come in. That being said, they’re planning on a “living wall” of vines on a lot of the lower portions. I wish they had at least painted the concrete on those portions, tho, since it’s going to be years before it’s covered.

At this point, I just want to see Johnson Street open to Capital. I’m also hoping that the city addresses the new traffic pattern that will obviously funnel the majority of cars coming to Glenwood South from the north on Capital.

I suppose we can expect that mural installation to mimic the one at The Dillon.

They’re adding a stoplight at Johnson/Glenwood.

That’s good to hear. It will also be interesting to see what they do with West & Johnson as well. It’s easy to imagine them making Johnson a thru-street with stop signs on West, or vice versa.

Interesting, that’s good to hear, do you know if there’s any drawings out there that show the remainder of the work to be done for Johnson? Specifically what the plan at Harrington & West are?

Not sure and seems you and @John are on the same page at the same time. I haven’t heard about Johnson/West.

I guess it comes down to if you want traffic to back up to Peace or back up to Capital if it’s not flowing quickly. How about a roundabout! :slight_smile: :upside_down_face:

I like that idea. In fact, roundabouts at both Johnson/Harrington& West/Harrington might be a good option. I can image a separate square loop exit lane for those heading toward the east on Peace with the rest of the traffic moving through a roundabout. Alas, it is probably too late to consider that.

It probably has something to do with the fact that both John and I have residences that abut Johnson St :laughing:

I’m very excited about the changes in the area but I’m still unclear if the city intends for Peace to be the main route from Capital to Cameron Village and if so, how that’s being facilitated and what that traffic pattern looks like.

Here in Alabama we’ve already had over half our avg rainfall. The farms hereabouts are predicting drought this summer & fall.

All the lakes, groundwater, and streams are full. Irrigate!

The reality is that this new connection will allow a straight shot along Johnson St. to Cameron Village. If the city doesn’t intend for this to be the route for those exiting Capital (southbound), then they better find a way to slow it down or WAZE will send everyone that way. I can imagine a lot of pissed off residents in Cameron Park if that happens.
FWIW, I am NOT a resident of Cameron Park, and am actually looking forward to this connection to Glenwood South.
