Smoky Hollow Phases 1, 2, and 3

Great to hear that. They are nice units.

That building is 43 stories or is supposed to be

Good find. But why is is not opening until 7am? Is that temporary during the opening phase? I’m a big 6am shopper.

Who knows. The hours look adjustable on that sign. Personally, I can’t imagine being awake at 7 am, let alone shopping at 6am lol.

I suspect they are temporary but time will tell. 6am is a great time to shop, but 7am is fine too. Wake up @GucciLittlePig.

The time efficiency of doing your errands before everyone else wakes up is amazing. No cars on the road, no people in the stores. It feels like Raleigh 10 years ago. Waking up is a small price to pay. Plus we have great coffee options in our city.

I’m with @GucciLittlePig - If I’m up before 6 it’s because I’m going to watch the sunrise at Dix.

waking up? how about just heading home!! :tada: :confetti_ball: The shopping bags instantly transform a walk of shame into a productive citizen!

I have a cool idea… It would be nice if the west apartment building owners added an outdoor bar floor over the parking deck and put a big tv projector on the blank wall on the smoky hollow parking deck.

This West owner that helps to manage the finances votes no on that. :stuck_out_tongue_closed_eyes:

for who would it be? This is silly, the tenants? So what…it would only be for them and their guests, and probably abused and residents would be pissed off. Good idea but misplaced, build more rooftop bars yes.

This West owner suggested a projector a year ago but still no projector. :frowning:

It could be a drive-in movie: project silently on the wall and let each household choose whether or not they want to join the audio from their porch or their living room. As romantic of an idea it is, I doubt it would work because everyone can pretty much access anything that they want from their own homes these days. Also, it’s really only a solution for the night time. During the day, the blank wall remains an eyesore. Frankly, I think a living wall would be the most pleasing solutions for the north side West residents. If not a living wall, I can also imagine an 3D art installation that plays with light and shadows as the Sun moves about the sky.
Knowing what Kane did with the garage levels that face Harrington, it’s a shame that he didn’t do the same for those levels that face West. If it looked like the side of the building, it would have been a whole lot better for the north facing lower floors of West.

how about a forest with perspective giving impression of forest receding into distance. Kind of like the images on back of trucks that make it look like the doors are open so you think can see inside. image

It’s been beyond clear at this point that Kane’s team’s desire to appease the West residents is no more than words and intent at best. I’ve tried over and over to get answers for what they plan to do with that deck and have been very patient but all I was told is that it was re-prioritized. That said, they don’t have to do anything, so I guess we should be happy they at least have intent.

ohhhhhh…re-prioritized sounds really bad. It’s like soft language for F-off, we aren’t doing anything and we don’t have to. I suppose any good will that may have been there initially has been swallowed up by them having more difficulty leasing up their office and retail space in the project at pre-pandemic rates.
If they choose not to do anything at all, are there any options for the West to do something with that wall?

Well that’s disappointing to hear.

If @R-Dub can drum up some funds out of nowhere in our budget, perhaps we could. We do have a couple of initiatives to increase revenue with the building, but they aren’t significant and getting an approval from the larger group of residents for spending money on a wall that only (directly) impacts maybe 30 or 40 units probably wouldn’t be successful. Never mind the impact to our overall resell comps.

This is the angle to take, because comps effect everyone in the building when it comes to their property values.
That said, getting folks to understand that is easier said than done. I’ve had this problem at The Paramount. Over the course of its history, I have tried to get the residents to care about what happens on all sides of the property (like that suburban style McDonald’s), but most couldn’t be bothered if it doesn’t have an immediate effect on them.

Thanks to you both for thinking of ways to spend our funds. I’ve spent the better part of the morning on just that. For now, I think we will focus on getting the building envelope sealed back up and the railings back around the pool. Next, paint and carpet for the hallways. Maybe the projector could come after those items.
