Every time I think to myself that we’ve seen what feels like two dozen 40 story rezonings since 2020, it makes me chuckle, you know one of those way down deep dark chuckles…


But seriously, ‘signature’ towers will come at some point but, in the interim, as much of this functional and thoughtful human oriented stuff as we can get any and everywhere DTR. Please.

This is a beautiful, thoughtful concept and would be a great addition to downtown Raleigh. Unfortunately hospitality capitalization is nearly as challenging as office product right now which means this project faces considerable headwinds.

This looks fantastic, but I am skeptical. If this were Kane or Hoffman I’d be a believer right away. (This “feels” a good bit like their respective developments at Smoky Hollow or Seaboard). Now, Loden is not City Plat: they actually have some projects to their name, but this seems.to be a pretty big project relative to their portfolio. I wish them luck.

Didn’t Loden just back out of the Moore Square East development?

I wonder if it helps them that they can separate it into three ‘pads’. 1. Pedestrian plazas and Depot building renovation 2. Hotel & parking deck, and 3. office building. They could basically start on pad 1 immediately and continue generating revenue.

Loden maintained their intent to do the hotel portion adjacent to City Market but walked away from the Resi Tower portion over on ‘Moore Sq East’, so perhaps this opens them up to do both (with a partner like North Pond which I believe they have for both Moore Square and South Hills…)?

I was poking around on their website, and it looks like Loden did The Longleaf Hotel, which I thought was really quirky and fun.

I’m cautiously optimistic, but it would be great to get something with a similar amount of character in this location. It also makes me feel pretty good about them keeping the feel of the original Depot (which I love). :crossed_fingers:

This project really could be such a game changer for the city. This looks like it could be a legit shopping district for downtown Raleigh. Now that this has been teased, will be a huge let down if this doesn’t happen. Cheering for this project

They also refurbished an older motor lodge (Rhodes) in Boone…also responsible for the Gateway transformation and the little building on Glenwood that now houses La Farm IIRC, so yeah - feels like they can pull off the Depot refurbish and hotel aspect (*with proper financials… :blush: :crossed_fingers: )

Can’t comment on things they’ve actually executed, but this is far less ambitious than other projects Loden has on their plate. We worked with them on the masterplan for South Hills redevelopment in Cary; it’s 44 acres. Of course with the way the vote went on the sports complex they’re rethinking some of this.

In any case, they really prioritize design, sustainability, placemaking, working with quality design firms. Hopefully some of this stuff materializes soon.

Everyone name your suggested hotel brand for this development. I love Hilton brands, so Canopy or Motto would be my suggestion.

As a person who literally lives on the other side of the train tracks, I am beyond excited for this project. It is clean, neat and keeps the depot in place. What a win for the city. I love that the pedestrian path is available and that we have the possibility of some nice retail and a hotel. The office I am less sure of - but again, maybe we are talking about boutique offices like real estate and attorneys. Those might do ok and we may actually need some of those for the new residents in the (new and improved) Warehouse District.

My one request is to please, please, please complete that connection under the tracts at West Street. That would really tie everything together from a road perspective.

As far as boutique hotel operators I would choose joie de vivre since their logo is all lowercase and therefore avoids capitalization issues. They operate the unscripted hotel in Durham which incidentally also has no issue with captalization. Perhaps unscripted could even be a suitable brand for this spot.

So far, Loden has gone ‘unique boutique’, not chain branded…It’ll be interesting to see where they go as this and :crossed_fingers: City Market proceed…
