The Depot DX-20 rezoning (327 Davie, 320 Cabarrus)

Love this rendering. Hopefully there will not be much NIMBY push back on this. No tall buildings with shadows, and no SFH nearby should help. Will need to go through rezoning?

Maybe too far away from NC State Campus, but I have enjoyed my stays in Graduate hotels by Hilton.

I like the Graduate as well, but it seems that out at PNC/Finley Meadows would be more on market for them.
I am super excited about this proposal, tempered by previous disappointments.

TBJ just posted more information to their website about timelines saying it should be complete by 2028. I’m not a subscriber so I was unable to read any more than that, hopefully someone else does.

Some highlights from the article that I hadn’t seen:

  • Retail - 10 to 20 spaces, want to pack as much in as possible
  • 40-50 parking spaces
  • The office component is flexible and could be office, coworking or social space
  • Loden will operate the hotel, so maybe it will not be affiliated with a hotel group?
  • Loden and NC RR have signed a 99-year lease

I think this may actually happen…fingers crossed…“It’s a property I have admired for a decade or longer,” Loden partner Henry Ward said.

Ward expects the project to cost at least $75 million, funded through a mix of traditional debt and equity financing.

Ward said Loden submitted its administrative site review to the city on June 18. Those plans are not yet available on Raleigh’s public portal.

Loden has hired David Baker Architects, Gensler, McAdams and Site Collaborative for the project’s design and civil engineering needs.

The Depot announcement comes on the heels of significant changes to Loden’s plans near Moore Square. Loden also withdrew its contract to purchase land in Cary next to the South Hills Mall. Ward said Loden is still pursuing aspects of the Moore Square project — namely the hotel and affordable housing — while recognizing that The Depot is on a different level of readiness.

“This project is right for this time,” he said.

Keep in mind when imagining the reality of this project, the Cabarrus street/car connection should eventually be closed, at least to car traffic. As @svp mentioned, the West St connection is even more critical to the success of a project like this and I hope the closure of Cabarrus has the West St extension as a prerequisite.

Yeah I heard Trump is fast tracking federally funded projects, especially trains. This will probably happen any day now, so we’d better close that intersection up quick!

Cabarrus closing is actually not directly related to the high speed rail. It’s just a multi-track crossing on the mainline in the vicinity of the station platform and a bunch of junctions and switches. It’s the only NCRR mainline grade crossing downtown. Busy, complex crossings like this tend to be dangerous, and there have indeed been fatal incidents here before. With all of this going on, this is the exact type of crossing that tends to get targeted for elimination.

They’ve wanted to get rid of it for a long time. A grade separation would have been nice but it’s not feasible due to grades. They haven’t closed it outright yet because doing so would be too disruptive. West Street would provide alternate connectivity and gives them the “excuse” they need in order to close it.

My biggest concern is that they will close Cabarrus and still not do West. Double Whammy to The Wild West End. Hopefully someone is coordinating. Working with the RR is never an easy task. But the situation is ripe for changes.

Everything is either delayed, cancelled, or half-assed at best in this city so… don’t ever count on the West St ext tunnel happening in our lifetime LMAO

Would be nice if there could be some coordination for a pedestrian bridge since both sides will have active construction projects…

I sincerely hope you are wrong about this. Given we are talking about federal dollars and permission from the railroad, it indeed may be a long shot. But I hope someone is working on it. It would be a shame if this connection wasn’t made.

ASR posted. An interesting area that didn’t really show up in the renderings… A section called “townhouse”, but must still be part of the hotel since the development summary lists N/A for dwelling units.

It’s kinda-sorta a little bit there on one of the renderings, but it is easy to miss. I totally missed it until you mentioned it and I had to go back up and look :face_with_monocle:

They could also be private residences with a separate entrance.

If that’s the case then that would be huge wasted potential IMO. Also don’t see how there can be private entrances through the retail area or the RR side, which is above the parking area.
