This official rezone request has been made.
Rezoning is on behalf of Morris Communications Real Estate Division, Augusta, GA.
interesting, from Wikipedia:
“Morris Communications, headquartered in Augusta, Georgia, is a privately held media company with diversified holdings that include magazine publishing, outdoor advertising, book publishing and distribution, visitor publications, and online services. Today, the Georgia-based enterprise reaches across the nation, has holdings in Europe, and employs 6,000 people.”
EDIT: I just remembered there was a billboard company on that corner in past. This Morris the current owner or asking for rezoning before buying? Is a little confusing on the zoning request.
Interesting…that area does *not provide access in all directions. Peace is the only two way street abutting the area and with the exit ramp right there I can’t imagine they’ll be allowed a curb cut there. It seems like the one-way exit ramp is the *only access to the project…? I wish this could facilitate punching Johnson St under the tracks back to Salisbury like it used to be…the State parking deck and stairs there already overpass were the road used to be.
**I hope its not 30 stories of parking deck!!!
Another Peace Street rezoning request asks for the ability to build up to 40 stories
You know we can only take so many 40 story buildings around. This ain’t Charlotte.
It’s actually the surest sign that the economy is getting ready to tank!
LOL!
I laugh, but it is my greatest fear…
Not significant by any means but the status of this request just changed on the Raleigh Wire stating a TIA is required.
On the North Central CAC agenda for July 9, 7-8:30p
I believe this is the second presentation by the group so this may be going to a vote. Can we get a group to make it to this meeting?

Lunatics! Where do they think they are, the urban core of a rapidly-growing city? How will the cars reach a major traffic artery? Do they not care about the affordable housing that was planned for that railway turntable? Do they even know the meaning of the word “taper?”
Seriously though, it will be interesting to see how this request is treated in light of the tension in the council about Kane’s SH Phase III request.
Our friend Russ already mentioned this request as yet another reason to be concerned with Peace Phase III at last night’s council meeting. Yes, really.
Don’t forget all the current residents that will loose their home because of this.
I will try to go. It will be interesting to see the presentation and the reaction.
@OakCityKarla and I are planning to go and put 2 more votes in support (if they vote).
I’m in if you tell me how to get there.
Yes but will anyone *lose their home…
Update from the North Central CAC meeting tonight. This did not go to vote as it was their first official presentation of the project. Good thing it didn’t because the attendance by residents (not observers (@JWH, nice to meet you!) and mayoral candidates (Charles Francis and Caroline Sullivan) was pretty abysmal. Hopefully we can drum up more support for the September 10 meeting when it is expected to go to a vote. Here are some notes from the meeting:
- They’re still going through this motion to get rezoned but won’t break ground until they have the “unicorn” or a tenant to take down at least 50% of the building
- They are nearly complete acquiring the land for this and suggested the money is being wired later this week or something to that effect. It will be owned by Zimmer very soon. One of the Zimmer family was in attendance.
- A bullet presented tonight that wasn’t in the last presentation (see above from my scans on May 6) is that the parcels have been accepted into the NC Brownfield Program and will be remediated to residential standards
- Updated renderings below
- The parcels they’ve acquired do in fact include some of what was CSX right-of-way
- Committed to a street experience and well lit/walkable areas around the development
- Are in discussions with the state and apparently have approval from CSX for a people walkway either overpass or below ground to connect with the state buildings on the other side of the tracks
- Will absolutely consider affordable housing in this development though the mix of commercial/resi is unknown at this juncture. Mr. Zimmer said he’s contribute $1,000,001 to the city AH fund to match and raise Kane’s offer
- Furthermore on AF, Zimmer bid on the RBUS project and had a 30%+ inclusion of AH and weren’t even selected for the next round. Make of that what you will but that was mentioned, no further information on that was offered
- I asked if they’d consider condos for the resi part and they said yes, but are still unsure what exactly the mix of the building will be.
Updated renderings to come.
I thought I’d share a presentation the developer made to the CAC this evening. A shout-out to @OakCityDylan for making some great contributions during the meeting. (Nice to meet you as well).
